Layout and Parcel Division

The main gravel driveway connects to all site features including arenas, buildings, and manure bays to provide easy non-destructive access for agricultural and transport equipment. A 'ring road' removes the need to turn large equipment and vehicles around. The pastures are logically distributed with access either by road or sufficiently wide grass paths.

The parcel is currently 39 acres, but will be divided approximately as indicated (yellow line) into two 20 acre sites, the 2513 Jett Hill site containing all equine features and separate electric, water and vehicular access. A significant residence could be added to the property, most likely west of the outdoor arena in the wooded area.


Pastures & Expansion

All pastures are fertile and have excellent drainage. Each pasture has a large 16 ft. painted metal gate for large equipment access (harvesters), and four board horse fence. There are currently four large pastures on the intended parcel but there is room for additional pastures and/or facilities, such as a lunging arena.

Frost-free water hydrants provide year round field access to water for pasture tanks for each pasture with appropriate hoses.

Fencing

There is approximately 7,000 linear ft. of painted four board horse fence enclosing the pastures, providing a barrier to the neighbor to the north, and to Jett Hill Road. An additional fence line is present along Jett Hill Road to protect horses and pasture land from possible roadway damage. 

Three board fence also surrounds the riding arena and paddocks.
